Dear New Neighbor: WELCOME! This letter and enclosures will provide you with information you need as you begin ownership at Windsor Bridge at the Preserve.
Windsor Bridge at the Preserve Condominium Association consists of 132 units, a clubhouse and a pool. The Association contracts with Capital Property Solutions (CPS) to administer the collection of monthly dues, disburse payments to vendors, maintain financial records, respond to maintenance requests, and many other functions, in coordination with our Board of Directors. The Association is managed through three documents: The Declarations, Bylaws, and Community Polices and Rules. These documents are available on the community website: windsorbridgeatthepreserve.com. You are invited to register on this website. Much community information is there for your review. Each year, at the Annual Meeting of Owners, there is an election of two of the six members of the Board of Directors. Each Director is elected to a three year term with two Directors’ terms expiring each year. This meeting is usually held in the spring. You can reach the Board at [email protected]. Current Board Members are identified on our website. The Association is responsible for maintaining current records of all owners. Your cooperation is required by both our Bylaws and our Rules & Policies. We may ask for phone numbers and emails if we do not yet have this information. |

MONTHLY CONDO FEE:You will receive billing information from CPS. It is your responsibility to set up your account and payments with Capital Property Solutions (CPS). We encourage auto-pay. The Preserve Communities Master Association: PCMHOA.orgWindsor Bridge is also a member of the Preserve Communities Master Assoc. Dues are paid quarterly to this organization on a per unit basis. They maintain the leisure trails, gazebo and parks in our area. Contact Lacey Hagan, Asst Property Mgr, 614-939-8600, [email protected]. This quarterly fee is in addition to the condo fee. A copy of the Community Policies & Rules is available on our website. You are welcome to print a copy of the Policies & Rules. Please become familiar with the Association rules to prevent receiving notification of compliance issues. It is your responsibility to understand the Rules & Policies and to ensure that all members of your household understand also. CPS has been contracted to regularly monitor the community for rule compliance in order to keep our community looking its best. Feel free to contact CPS if you receive a compliance letter so we can work together toward a resolution.

The clubhouse includes an exercise room and a library, which you may access between 6:00 am and 9:00 pm. The access code for both the front and back doors of the Clubhouse is 4383. Please do not share this code with any friends or family that are not members of your household.
The clubhouse can be rented by owners and residents for private events. You can check the calendar on our website for availability. The charge is $75 for rental plus $25 for cleaning. (Plus a returnable deposit is collected.) To rent, please contact Sherry Chaisson at 614-307-7415 or any board member.
Pool
You should have been given a key at closing which opens the gates to the pool. The pool is open between Memorial Day and Labor Day (or longer)from 7:30 am to 9:30 PM. Please familiarize yourself with pool and clubhouse rules. Guests must be accompanied by residents.
Trash
Windsor Bridge is private property and private trash removal is contracted and included in your monthly condo fee. Trash is collected on Friday. When a major holiday (New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving and Christmas) falls on Monday-Friday of the week, trash is collected the day after the normal collection day. (Saturday). See below for additional guidelines.
The Association pays for trash collection, water, and sewage utilities. Utilities associated with the clubhouse and pool area (gas, electric, phone) are paid by the Association. Electric for street lights on the main roadways are also paid by the Association.
Residents are responsible for the maintenance and payment of their own utilities (gas, electric, telephone, communication cable, satellite dish services) and for initiating service on the date of possession of their unit.

Landscaping
The Association provides mowing, mulching common areas, pruning and leaf removal. You may plant annuals in the plant bed directly in front of your unit. If you would like to do any other plantings, you must first apply for an exterior modification.
